As you review this statistical data please keep in mind that there have been
many changes that have impacted the data. For some detail read the September-03
summary.
Although
we believe that the data accurately reflects the MLS database there are
lingering issues that impact the data such that the data may not accurately
reflect the market conditions. Specifically,
1) The Days on the Market Data dropped 10 days for both SCC and SZC.
2) The number of initiated sales has been increasing since the transition and
they should be decreasing with the passage of time as escrows fail to close.
3) The data for off-the-market properties is currently not obtainable. We have
kept a place to report this information hoping we will be able to do so in 2004.
The
continuing difficulties interfacing with the MLS database has been extremely
time consuming and we hope to resume the written commentary in December when we
release the November statistics. In the meantime, we are working on getting the
balance of the data of condos and investment properties.
